Frequently Asked Questions1. What is the time frame of the lease?
A: The lease runs for 1 year. Typically the lease runs from June to June or May to May; the exact dates are flexible 2. What happens if someone wants to move out before the lease is up? A: The lease is a binding contract, however we recognize that sometimes people don't get along or an unforeseen emergency comes up. If this does happen the owner/landlord may at his discretion allow for a new lease to be created if the current tenant who wants to move out can find an acceptable replacement. The other tenants on the lease would have to agree to the replacement. A NEW LEASE NEEDS TO BE SIGNED BY ALL PARTIES. A fee of $250 will be assessed to write up a new lease. 3. I have financial aid, will they pay the rent to you directly? A: No, your financial aid arrangement is independent of a lease agreement with the owner/landlord. Typically financial aid issues you a check for housing expenses and you pay the owner/landlord directly. 4. Who pays the utilities? A: The tenant pays for heat, hot water (typically gas), electricity, cable/internet, trash removal The owner/landlord pays for water, landscaping, snow removal, internet *depending on the property Internet access is included at 67 Burrill Ave & 358 Summer St. 5. Is there a washer & dryer available? A: Most properties have a coin-op washer dryer in the basement of the property. 6. Is there a dishwasher available? A: Union St., Pearl St., Summer St. unit 2 and Burrill Ave unit 1 have dishwashers in the apartment. 7. Is there off street parking? A: Yes, every house has off street parking. Typically there is one space available per tenant. Guests are NOT allowed to park on the property. See the lease for details. 8. Does the landlord/owner live at the property? A: No 9. Are there security cameras on the property? A: Yes, information on the security cameras is in the lease. They are located on the outside of the building, in a common area such as a hallway outside of the apartment or in the basement. Cameras ARE NOT LOCATED IN THE APARTMENTS. Cameras may or may not be recording. Voice is NOT recorded. 10. Are camp fires allowed on the property? A: No, no fires or open flame of any kind are allowed on the property. Tenants are subject to a $500 fine by the fire department if there is a fire on the property without a permit. The lease specifically states that there are no fires allowed anywhere on the property. 11. Is smoking allowed in the apartment or anywhere in the house? A: No, no smoking of any kind (weed, tobacco, ect.) is allowed in the apartments or anywhere in the house. 12. Is alcohol allowed in the apartment? A: It is illegal for anyone under 21 to be provided or consume alcohol. Local, State and Federal laws apply. 13. Can we have parties? A: You are subject to local and state laws and any restrictions outlined in the lease. The properties are in neighborhoods with non student residents. Residents will call the police if there are any disturbances. Several prior tenants have been brought up on charges for disorderly conduct & disturbing the peace. They were summonsed to court and required to pay fines, attorney's fees and court costs. This can be very costly, between $1500 - $3000 per person. BSU will also be notified by the police and students may be required to go before the conduct board. |
